Nestled amongst rolling hills, bordered by trees, this picturesque subdivision with gorgeous country vistas will relax you the minute you arrive home. One quiet paved road ending in a cul-de-sac will wind you into your little piece of paradise. Enjoy many types of wildlife in your own backyard. Beautiful sunsets from your deck will make you feel a million miles away from the hectic pace of daily life without being farther than a few minutes away. Vantage Pointe is only 5 minutes from Beaumont, and 10 minutes from Edmonton, Sherwood Park and access to the Anthony Henday.
Guidelines
Homes built in this subdivision must range in size from 1500 sq.ft. and up. Architectural guidelines are in place to maintain your property values. Quarry Land Developers offers the only community water and septic system of it’s kind in the county. Everything is planned to make your home in the country a trouble free oasis. Phase 1 comprised of 8 lots is sold out and Phase 2 with 6 more lots is now selling.
Lots vary in size from 1.2 acres and up, many with walkout potential. Paved roads with custom designed signature entrance feature and coordinating solar powered driveway lights will be featured on each lot. High speed wireless internet will be available through a local supplier. Energy consultants with many eco friendly ideas for you will be offered as an additional benefit.
Services
The cost of installing water and sewer systems in traditional subdivisions can be upwards of $40,000. For a cost comparison between a traditional subdivision and Vantage Pointe, this must be added to the lot price. Quarry Land Developers is currently the only developer in Leduc County providing a community water and sewer system in their subdivisions. This system will save you a substantial amount of money when you are building as well as making the country living experience more worry free.
City of Edmonton water is provided through a central cistern system which will pump water, full pressure, into each home. This eliminates the need for the trucks to come all the way to your home. All that is required in your home is a meter. For septic a two stage septic tank will be installed on your property and from there the grey water will pump to a water treatment plant for the community. Water is treated and pumped into reserve lands. No fields or mounds are required. All of this and the GST is included in your lot price. Monthly water bills will be sent and you will pay only for what you use. An HOA will be in place to manage the system. Est. cost $50.00 per month.
